The phone remains the most misused instrument in the profession. Not because agents dislike talking β they do not β but because calls are the only task of the day that nobody demands. Why 45 minutes is enough
You do not need to spend the day on the phone. You need a short block, at the same hour, every working day. - Owners of stale listings and expired instructions. Harder conversations, but with a real problem and a motivated person on the other end.
- Cold prospecting in your patch. Only once the four layers above are exhausted.
The first nine words
The call is decided in the opening seconds. Three simple rules improve the conversation rate more than any elaborate script.
Say who you are and why you are calling, in that order. "Good morning, this is John from X estate agents. I'm calling about the flat on Y Street." No pleasantries before the reason is clear β that is precisely what makes people hang up.
Ask a question, do not deliver a speech. The purpose of the call is not to sell: it is to find out whether there is a problem you can solve, and when.
Always end with a dated next step. A call that ends with "I'll wait to hear from you" is a lost call. "I'll ring you Thursday at ten, does that work?" turns a contact into a process.
