The statistic is brutal and repeats itself in nearly every market: a large share of agents who enter the profession are gone within two years. It's rarely ability. It's the absence of a plan for the period when no commissions are coming in and expenses already are. The first 90 days decide almost everything — not because you must close deals in that window, but because that's when the habits that produce deals are built.

Days 1–30: build the base, don't wait for clients

The classic first-month mistake is waiting for the brokerage to hand over leads. Treat month one as infrastructure.

  • List 150 people who already know you. Family, former colleagues, neighbours, school parents, your barber, your mechanic. This isn't selling — it's announcing a career change. Most first deals come from this list.
  • Own one area, not the whole city. Pick 300–800 homes. Walk them. Know price per square metre, which buildings have problems, the schools, the transport links and how long property actually takes to sell there.
  • Set up your system before you have volume. An empty CRM takes two hours to organise. A CRM with 200 contacts scattered across WhatsApp, paper and memory never gets organised.
  • Study real inventory. Walk every listing your brokerage has and as many competitor listings as you can. After 40 viewings you speak about the market with authority — and clients feel that within seconds.

Days 31–60: non-negotiable daily prospecting

Month two is where most people fail. The rule is simple: two to three hours of prospecting a day, at the same time, before anything else. Prospecting is any activity that starts a new conversation with someone who could buy, sell or refer.

A working day looks like this: contact your known-people list with a useful local market update, speak to owners of expired listings and for-sale-by-owner properties, follow up every contact from the past two weeks, and publish one short piece of content about your area. Twenty conversations a day, even short ones, produce results in six to eight weeks. Zero conversations produce zero — always.

Measure activity, not feelings. Conversations started, valuations booked, viewings held, listing presentations delivered. In the first 90 days, activity numbers are the only honest measure of progress.

Days 61–90: turn effort into inventory

In month three the goal shifts: convert conversations into listings. A listing is an asset — it works for you 24 hours a day, generates buyer enquiries and proves to the market that you exist. A buyer is an event; a listing is an engine.

Rehearse your listing presentation until you know it cold: comparative market analysis, a concrete marketing plan with dates, and a prepared answer to the three predictable objections — fee, price and exclusivity. A three-month agent with a structured plan regularly beats a ten-year agent who turns up with nothing prepared.

The four mistakes that cost you year one

Spending before earning. A new car, paid ads and branded merchandise before the first commission create financial pressure that destroys commercial judgement. Chasing everyone. A client who can't buy consumes exactly as much time as one who can. Confusing busy with productive. Reorganising photos and tweaking your website is not prospecting. Disappearing after the first "no." Most deals happen after the fifth contact, and almost nobody gets that far.

Surviving 90 days means having a system

At day 90, the agent still standing isn't the lucky one: it's the one who knows how many conversations they had, who is at which stage, what was agreed with each person and when the next contact is due. From week three onwards, that cannot be held in your head.
