Every sale made in the area must be communicated to the area. "Sold in 21 days, above asking, on X Street" is the most powerful argument available, because neighbours know that property and can compare it to their own. Farming almost always fails by abandonment around month six — precisely when it starts working. Track leading indicators: contacts identified in the area, share of owners who know who you are, valuations requested, listing presentations booked. These numbers rise months before the listings do — and they're what keeps you in the game.
