  • Bring numbers: a realistic estimate of renovation cost turns a vague objection into a concrete decision.

Read the buying signals

Interested buyers behave in recognizable ways: they return to the same room, measure spaces, talk quietly to each other, ask about service charges, schools or closing timelines. When these signals appear, it's time to ask the question many agents avoid: "can you see yourself living here?" — and then stay quiet and wait for the answer.

The viewing doesn't end at the door

What happens in the following hours decides a lot. A summary sent the same day — photos, floor plan, figures, next steps — keeps the property alive while the emotion is still fresh.
