Most agents spend their marketing budget competing for leads that ten other professionals are already bidding on. Meanwhile there's a channel with almost no competition and an acquisition cost close to zero: the people who talk to your future client before they decide to buy or sell. The mortgage broker running the affordability check, the lawyer handling the estate, the contractor quoting a renovation, the accountant advising on capital gains. All of them hear the intent months before it reaches the portals.
Why this channel converts so much better
A portal lead arrives cold, anonymous and comparing five listings. A client referred by a professional they trust arrives with the trust decision already made. They aren't assessing whether you're competent — someone credible already answered that question. The practical result is a materially higher conversion rate, less fee negotiation and shorter decision cycles.
Who belongs in your network
- Mortgage brokers: the most obvious and most profitable partner. They speak to buyers at the exact moment intent becomes concrete.

Make yourself easy to refer

Formalise without bureaucracy
An informal partnership is forgotten within two months. Define the minimum: who refers what, how the introduction is made (ideally a joint message, not "here's my contact"), what each side expects in return and how often you speak. Where fee sharing is legally permitted, put the terms in writing. Where it isn't, the currency is reciprocity and visibility — equally valuable.
Keep the network alive
A partner network behaves like a client database: it decays without contact. A sustainable rhythm is one useful touch per quarter per partner — local market data, a referred client, an invitation. Log every partner in your CRM the way you'd log a client, with history and a scheduled next action. Without that, the network exists on paper and not in practice.
Measure what the network produces
After six months you should be able to answer three questions: how many deals came from partners, which partner delivers the best return, and how many referrals you sent versus received. That last number is the most revealing — unbalanced networks die, and it's almost always the agent who is taking more than they give.
